1. When do I need a building permit?
A permit is required for most construction activities, including new construction, additions, interior remodels, electrical, plumbing, mechanical, roofing, fencing, and accessory structures. Minor cosmetic work (such as painting or flooring replacement) typically does not require a permit.
2. Where can I find the application forms?
Permit applications and checklists are available on the City of Satellite Beach website and at the Building Department office.
3. How long does it take to get a permit?
Florida Statutes §553.79 requires jurisdictions to review building permits within statutory timeframes, typically 30 business days for residential permits and 45 business days for commercial permits. Typically, our permits are reviewed within 3 business days.
4. Who can apply for a permit?
A licensed contractor registered with DBPR or Brevard County may apply. Property owners may apply under the owner-builder exemption but must comply with state requirements and sign an affidavit.
5. What happens if I start work without a permit?
Unpermitted work is a violation of Florida law and the City Code. Work must stop until permits are obtained, and fines or penalties may be assessed.
6. Do zoning rules affect my permit?
Yes. All projects must comply with the City’s zoning regulations (Satellite Beach Code of Ordinances, Chapter 30), including setbacks, height, lot coverage, parking, and landscaping.
7. How do I schedule inspections?
